New Resident Guide

Welcome to the neighborhood. Whether you just closed on a house or signed a lease, here is what you need to know in your first week.

1. Save the Patrol Number

Knollwood Village funds a Smith Protective Services patrol, shared with three neighboring civic clubs. Save Dispatch in your phone: 713-266-6042. Call them for suspicious activity, a patrol request, or a welfare check. In an emergency, always call 911 first. Going out of town? Smith offers a free Vacation Watch.

2. Join the Email List

The board’s email list is how you’ll hear about security alerts, meetings, and events. Sign up here. It takes a minute and we never share your information.

3. Pay Your Dues

The KVCC is a voluntary civic club, not a mandatory HOA. There is no automatic assessment and nothing is filed against your property. The patrol, deed enforcement, esplanades, newsletter, and events exist only because neighbors choose to pay. Dues are $290 a year, and Zelle is free. Renters, please ask your landlord to contribute.

4. Know the Deed Restrictions

Knollwood Village is deed-restricted, and Architectural Control Committee (ACC) approval is required before any work that changes the size, shape, or exterior of your home, and for fences and sheds. Find your section on the map and read the restrictions before you plan a project. Painting, roofing, pools, and landscaping generally don’t need approval.

5. Trash and Recycling

• Regular trash and recycling are collected by the City of Houston. Look up your schedule at houstontx.gov/solidwaste.
• Heavy trash is the third Monday of each month, alternating between tree waste and junk waste.
• City services (missed pickup, streetlight out, potholes, water leaks, nuisance complaints): call 311 or use houstontx.gov/311.

6. Meet Your Neighbors

• National Night Out, the first Tuesday in October.
• Halloween and holiday decorating contests.
• The annual resident meeting, usually in January, and a spring festival.
• The Welcome Committee (welcome@knollwoodvillage.org) will happily answer newcomer questions.

7. Get Around

Brays Bayou Greenway trail runs along the north side of the neighborhood: two and a half miles to Hermann Park. NRG Park is walkable. The Texas Medical Center is a mile and a half away. More about the neighborhood.
