The Short Version
Knollwood Village Civic Club is a voluntary civic club, not a mandatory homeowners association. Membership and dues are optional. The club does not have the authority to assess, lien, or foreclose, and no dues obligation runs with the property.

| Is there a management company? | No. The club is run by volunteer neighbors. |
| Are there deed restrictions? | Yes. Every section of Knollwood Village and Braes Terrace II has recorded deed restrictions. They are enforced by the club’s Architectural Control Committee. |
| Is there an architectural review requirement? | Yes, for construction that changes the size, shape, or exterior of a home, and for fences and sheds. See Building and deed restrictions. |
| Is there a security patrol? | Yes, Smith Protective Services, funded by voluntary dues and shared with three neighboring civic clubs. |
What to Give Your Buyer
- The deed restrictions for the property’s section. Type the address into the map to find the section and the PDF.
- The New Resident Guide, which covers the patrol, trash days, dues, and how to get on the email list.
- A note that the club welcomes voluntary dues of $290 a year, which fund the patrol and the rest of what the club does.
What We Cannot Provide
We cannot issue resale certificates, payoff statements, estoppel letters, or “HOA questionnaires,” because none of those apply to a voluntary club. If a lender’s form requires an association response, this page and the bylaws are the documentation. Feel free to attach a printout.
